Terms and Conditions

On this page you will find the general terms and conditions used for your holiday accommodation at Quinta da Mimosa. “You” and “your” refer to the so-called party-leader, i.e. the person in whose name the booking is made and who represents the other members of the party.

You can book for any given period and there are no fixed change days. However, a minimum charge equivalent to 3 days is required. Also, during busy periods, the owners may prefer to take consecutive bookings (i.e. without “gaps”). Bookings can be made through E-mail, ‘phone or letter. If the accommodation is available you will receive confirmation as soon as possible. You will need to give your name, home address and ‘phone number plus the names of others in your group and the ages of any children. When you know them, your flight times would be appreciated so we can arrange hand over of the keys.

To secure your booking a deposit of 25% of the rent is required. The balance of the rent must be received at least 8 weeks prior to the commencement of your stay. If a booking is made 8 weeks or less prior to the commencement, the rent must be received in full when you book. Paying the deposit or total amount means agreement to these terms and conditions.

Payments from the UK can be made in UK pounds by BACS into a UK bank account. Payments from other countries can be made in Euros by transfer into the Quinta Mimosa Barclays bank account in Portimao. Payments by credit card can be done using Paypal in UK pounds.. For your security, all advance payments will be held in the UK account until completion of your holiday.

As with any holiday, you are strongly advised to take out holiday insurance. This is your choice and not a condition, but If you have to cancel your booking for any reason, your losses could be considerable if you are not insured. If you do need to cancel, please notify us as soon as possible so we can try to re-let the property, which will save you or your insurers, money. For cancellation of bookings up to 8 weeks prior to the original date of arrival, the costs are 25% of the rent of the period that is cancelled (the deposit). For cancellations made less than 8 weeks the charge is 100% of your holiday cost LESS any amount we are able to recover from re-letting. Any security deposit you have paid us will be refunded in full. In the unlikely event the owners are forced to cancel your reservation, the liability is limited to a refund of any money you have paid to them. However, a deposit is not refundable if the owners cancel your booking due to lack of payment, or payment on time of your balance.

Arrival and departure
You will receive a very detailed description of the route to the property prior to your holiday. On the day of your arrival the property is available from 2.30pm onwards. You are kindly requested to advise Quinta da Mimosa beforehand your flight details or at what time you expect to arrive, in order to arrange entrance to the property. Rentals terminate at 10.30am on the day of departure and all clients must leave the property by this time or any different time that the owners have agreed to in writing.

All prices are quoted in UK pounds and include IVA (Portuguese VAT at the current rate. The prices at this website are subject to alteration without prior notice. After booking the price of course is fixed. Prices include the normal use of: water, electricity, bed linen, kitchen linen and towels (but no pool towels); Maid service for cleaning is up to 10 hours per week; Satellite television is provided and normally has all the main English channels and several others as well, but as provision of this service is outside our control, English programmes cannot be guaranteed and are not part of this contract.

The house is always cleaned before your arrival. It is appreciated if you keep and leave it as clean and tidy as possible. You could be asked to pay for extra cleaning if the property is left in an unreasonable condition.

In the unlikely event of complaints, these must be reported immediately to the maid or to the local agents, who in consultation with the owners will try and find a solution. They cannot be resolved afterwards if not reported at the time.

Normally we do not ask for a security deposit. However, please remember you are in charge of the house during your stay, so you are liable for any breakages or damage which should be replaced or paid to the maid before you leave. Any damage not paid by your departure will be charged to you on your return home. You may be able to recover this from your holiday insurance and if required we will assist you by supplying receipts if required. While you are in control of the property, the owners do not accept any liability for any loss, damage or injury sustained by you or others. When the maid is working in the house, please be aware that she is cleaning and tidying and that tiled floors could be wet and slippery.

Quinta da Mimosa is normally rented for private holiday purposes only and unless specifically agreed with the owners cannot be used for any commercial activity including professional photography or filming.

The personal details you submit to Quinta da Mimosa shall remain strictly confidential and will not be passed on to any third party. Quinta da Mimosa does not, under any circumstances, sell or publish customer information
